    following conditions.

    The service fee is fully refundable if you rent one of the first 5 homes you see on the first day
    without viewing any additional homes. Otherwise the fee is good for up to 12 home showings total
    within a 60 day period with no more than three scheduled appointments. After 60 days our
    agreement expires and the fee is retained to pay for my time and effort. Service is limited to Bexar
    County.

    In the event an application is rejected due to credit or rental history of the applicant a refund of the
    $60 Tenant fee is a the sole discretion of the broker/agent (that's me). If you have credit issues tell
    me about it up front so that I might help you make a wise decision and avoid losing this service fee
    in a addition to any application fees.  My ultimate goal is to earn the seller commission and your
    trust in future real estate transaction not the $60 service fee.
